OUR SERVICES
Home Watch Services in St. George and Southern Utah
What is Home Watch?
Home watch is a scheduled, documented visual inspection of an unoccupied home — performed by a professional, on a regular basis, with a written report delivered after every visit. It's not house sitting. It's not a neighbor checking in when they remember. It's a structured service with accountability built in.
KeyBird provides professional home watch for vacation properties, second homes, and seasonal residences across St. George and Southern Utah. If you spend part of the year somewhere else, this is how your home stays looked after while you're gone.
What Can Go Wrong in an Empty Home
Vacant homes are vulnerable in ways that occupied homes aren't. A slow leak under a cabinet goes unnoticed for weeks. An A/C unit that stops cooling in July turns a livable home into a problem. A tripped breaker takes out a refrigerator. Mail and package accumulation signals to anyone paying attention that no one's home.
Southern Utah has its own set of risks. Summer heat here is hard on homes — HVAC systems work overtime, UV exposure degrades seals and screens, and monsoon season brings wind and debris. Unpredictable winter freezes can damage pipes and irrigation systems on properties that aren't winterized properly. These aren't hypothetical concerns. They're what KeyBird looks for on every visit.
What's Included in Every Inspection
Each KeyBird home watch visit covers the full interior and exterior of your property. Every inspection is GPS-verified and timestamped, and a full report with photos is delivered to you directly via email when the visit is complete.
Interior Checks Include:
Doors, windows, and locks checked for visible damage or signs of forced entry
Ceilings and walls checked for water staining, moisture, or signs of a leak
Under-sink cabinets inspected for active or past water intrusion
Faucets run, toilets flushed, and garbage disposals cycled to keep traps active
A/C operation confirmed and thermostat settings verified
Electric panel checked for tripped breakers
Refrigerators and freezers checked for proper function
Main water valve confirmed off after each visit (unless client requests otherwise)
General condition noted, including any unusual odors or sounds
Exterior Checks Include:
Full perimeter walk of the property
Exterior walls, roofline, screens, and fencing checked from ground level
Exterior faucets and irrigation checked for leaks or damage
Landscaping condition noted; signs of pest activity observed
Pool or spa condition verified (when applicable)
Mail, packages, and door hangers collected so nothing accumulates
Debris cleared from entryways, patios, and driveways
Inspection Schedules
KeyBird offers weekly, biweekly, and monthly inspection plans. The right frequency depends on your property, your coverage requirements, and how long you're away. Every client starts with an on-site walk-through so the inspection is set up around your specific home, not a generic template.
Frequently Asked Questions
-
Home watch is a scheduled, documented visual inspection of an unoccupied property performed by a professional on a regular basis. After every visit, you receive a digita report with photos confirming what was checked and the condition of your home.
House sitting typically means someone staying in or casually checking on your home. Home watch is a structured service with set schedules, written documentation, and a provider who carries professional insurance and is accountable for what they find. KeyBird is accredited by the National Home Watch Association, which sets the professional standard for the industry.
-
For most vacation properties and second homes in Southern Utah, biweekly visits are a solid starting point. Weekly visits make sense for properties with pools, irrigation systems, or known vulnerabilities — or during periods of higher weather risk, like summer monsoon season or winter freeze conditions. Monthly visits work for owners with newer, well-maintained homes who want a baseline of oversight. We'll recommend a frequency based on your property during the initial walk-through.
-
You hear about it the same day. KeyBird contacts you immediately when anything requires urgent attention — a leak, a tripped breaker, signs of pest activity, or anything else that warrants a call. We document the issue with photos in your inspection report and can coordinate with a contractor or vendor on your behalf if you'd like it handled.
-
A security system can alert you to unauthorized entry. It won't catch a slow water leak under the kitchen sink, an A/C unit that stopped working in July, or a pest problem developing behind a wall. Cameras show you what's in frame — they don't run faucets, check under cabinets, or confirm your main water valve is off. Most of our clients in St. George and Southern Utah have both a security system and a home watch plan, because the two cover different ground.
